2. Grammar: Second & Third Conditionals
When talking about architecture and planning, we often discuss hypothetical situations. Use the Second Conditional to talk about imaginary situations in the present or future. Use the Third Conditional to talk about imaginary situations in the past that did not happen.
| Conditional Type | Structure | Usage & Example |
|---|---|---|
| Second Conditional | If + Past Simple, ... would + Infinitive | Unreal present/future: "If I had the money, I would restore that dilapidated villa." (I don't have the money now) |
| Third Conditional | If + Past Perfect, ... would have + Past Participle | Unreal past: "If they had reinforced the foundation, the wall wouldn't have collapsed." (They didn't reinforce it, so it collapsed) |

3. Reading: The Architect's Vision in Kep
The morning sun rose over the Gulf of Thailand, casting a golden glow on the bustling Kep Crab Market. Kimsan, a local fisherman, anchored his small wooden boat and carried his fresh catch towards the stalls. The salty sea breeze carried the familiar scent of grilled seafood. He handed a large woven basket to Sreymom, a vendor who had worked at the market for over a decade.
As Sreymom sorted the blue swimmer crabs, Kimsan looked up at the lush hillside overlooking the coast. Hidden among the thick jungle canopy stood a dilapidated French colonial villa. Its roof had partially caved in, and the walls were covered in thick green vines.
"It’s a shame to see it fall apart," Kimsan noted, pointing at the structure. "If the previous owners had reinforced the foundation before the heavy monsoon season of 2010, the rear wall wouldn't have collapsed."
Sreymom wiped her hands on her apron and nodded. "True. If they had started the restoration a few years ago, it would have been much cheaper. Now, they practically have to rebuild it from scratch. I heard a foreign investor finally bought it last month."
"Yes, the lead architect came by the docks yesterday," Kimsan replied. "He showed me the new blueprint. They plan to keep the original facade so the building maintains its historical character, but the interior will be completely modernized."
"That makes perfect sense. If I were the investor, I would also preserve the old style. It's the unique aesthetic of Kep that attracts tourists," Sreymom observed. "They are also redesigning the windows to improve the ventilation. These old concrete buildings get terribly hot if the sea breeze can't flow through."
The two friends then looked at their own market. The wooden structures sitting above the water were essentially a massive stilt house complex. Though simple, traditional Cambodian coastal architecture was designed to stand the test of time, adapting smoothly to the changing tides and harsh weather.
"Actually, the town council is planning to upgrade the market next year," Sreymom mentioned. "They want to lay the groundwork for a more hygienic and spacious walkway before the dry season begins. If they hadn't secured the government funding last month, the project would have been delayed another year."
"It’s fascinating how architecture reflects our lives," Kimsan mused, leaning against a wooden post. "If we didn't have these old ruins to remind us of the past, Kep would lose a piece of its soul. Buildings tell stories of what was, and what could have been."
Sreymom smiled, arranging the last of the crabs on a bed of crushed ice. "Exactly. If we preserve our heritage, our children will understand their history. Let's just hope the new market design doesn't ruin the charm we already have."

Subject: Proposal for Crab Market Redesign
Dear Council Members,
I am writing to share some thoughts on the market redesign. Firstly, if the construction team had reinforced the foundation ten years ago, the stalls would not be sinking today. We need to focus on longevity.
For the new design, if we used better roofing materials, the ventilation would significantly improve. Furthermore, if I were the lead planner, I would preserve the traditional aesthetic because it attracts thousands of visitors each year.
Sincerely,
Kimsan

Subject: Restoration Proposal
Dear Committee Members,
I am writing to propose a (restoration / destruction) project for the old French villa on the hill. If the city (protect) the building earlier, the roof wouldn't have collapsed.
If we (start) laying the groundwork now, we would save the historical (facade / ocean). If I had the budget, I (would hire / will hire) a structural engineer immediately.
Best regards,
